Just a chat about our efforts to maintain our villa & comments from our past guests....

We bought our villa in late 2002, usually visit twice each year & continually attempt to improve it......
(Can't remember what we did 2003/4, we started this website 2005...)

2005.... A new garage door & pool screening have been fitted. New sleeper & matching sofa in lounge. The pool has been re-finished with a beautiful "Diamond Brite" white finish with blue sparkles. All the window blinds have been replaced, all internal paintwork recoated, we've added a motion detector which lights the front door for late arrivals - the key lockbox was difficult to see in the dark !   We've added a Pioneer multi-region DVD player to the video & an automatic ice-maker to the 'fridge.
Glassware, crockery, linen & towels have been replaced !  Whole roof has been replaced after a long wait for shingles !   Upgrades include a stainless steel gas barbeque, pool blanket & roller to keep the pool warmer in the winter months, new video in the family room (old one was mono & is now in the master bedroom), new lampshades in the family room, a couple of nightlights for kids & a computer & desk in the lounge. We had intended to offer internet access, but haven't managed a reliable internet connection yet....
We've been visiting Florida regularly for the last ten years & try to do something different each visit. This holiday, we visited Discovery Cove for the first time; a beautiful, exceptionally well-managed park which provided us with a memorable day out which we hope to repeat !!     Dolphin experience, other pools, aviary & food all first class. 

2006.... Finally managed to get broadband installed! So now have internet-connected PC with wireless access.
Have supplied network cables + a USB wireless dongle so any laptop should be able to connect to system...
New Philips 42" plasma TV and hi-def. multi-region DVD player in lounge, new 14" TV wall-mounted in 2nd. bedroom...
New complete bedroom suite in master bedroom + all pillows & comforters replaced.
Have fitted Honeywell digital safe in master closet. 

2007.... Started New Year with a BANG: Pool heater gave up the ghost Christmas Eve, so complete new hi-powered heater fitted (110,000BTU) - actually installed 2 days after Christmas... 
(June/July)  Have added a CD writer to the PC so digital 'photos can be downloaded & archived, also a printer so it's now possible to reserve 'plane seats and print return boarding passes if your airline allows...
Have fitted a remote-control ceiling fan & light under the lanai , replaced the fan in the lounge with a new one with light fitting and fitted lights to the fan in the family room.
Added new 42-piece Corelle dinner ware,  new cutlery & an automatic kettle (not common in US).
For youngsters, a stroller, highchair, travel cot/playpen and new LED nightlights which will (hopefully) be more reliable than the incandescent bulb type with a more subtle light.

2008.... Continuing our quest to keep our villa up to date, we've had the air-conditioning unit completely replaced with a high-efficiency system with digital controls.  A new Maytag dishwasher has been installed. We've also freshly painted both of the twin bedrooms - one pale blue & the other a pale cream & added a second table-lamp to the third bedroom.  Bath towels, bed linen, comforters & the pool blanket have been renewed.
2008...(September)    More of a holiday visit. New TV + DVD player in the 2nd bedroom. Fitted a carbon monoxide detector to meet new licensing laws, replaced all light bulbs with low-energy varieties. Replaced the PC with a Compaq EVO + DVD writer running XP & added an up-lighter to match the fan in the lounge.

2009.... Painted outside. Fitted over-range Panasonic microwave oven, burglar alarm system, colour-changeing lamp in pool, sconces in bedrooms,  new tumble-dryer. Cable now digital, so new TVs in Master, 2nd bedroom & family room.
Wanted to replace cream painted coffee & side tables in the family room with something new, but we couldn't find anything we liked without exposed glass edges - not exactly child friendly !!  So bought an attractive vintage drop-leaf oak set with inset glass panels.  New wall decoration in lounge, just looked 'right'...

2010... New family room suite in beige leather - very comfortable !!  Sue has made some scatter cushions in red.  We needed more DVD storage, so found a matching hutch & cut down the original TV stand to make a bookcase / DVD rack.  Recovered seats on both occasional chairs (master bedroom & lounge). Fitted sconce to patio doors in lounge. Little stereo radio / CD player with an iPod dock.  3 Queen bed sets. Always lots of painting !!!

2011... (Jan) Painted front of villa - the pale yellow appears to fade quite quickly.  Added lots of current DVDs. Freshly painted the hall areas. Added Skype 'phone to PC. New pool toys...
             (Sept) Radical !!!  Decided that the sycamore trees had to go !  Their roots had begun to lift the drive & sidewalk & was told that, full grown, they could reach 120ft.. Have planted a Queen palm as a substitute... Front now looks very different & much brighter. Replaced dining room table / chairs with pine dining set - table, 6 chairs, glass corner cabinet & sideboard. Painted master bedroom very pale green. Painted outside back walls . New washing machine. Added webcam to PC - Skype video calls now possible...

2012... (Mar) Added to DVD library. Up-rated PC with more memory & video card. Replaced sensor in porch - now much more sensitive !! Replaced back door from Master bathroom to pool deck. Replaced bed heads in twin bedrooms. Touched-up paint inside (as usual). Fitted electric lifter to garage door. Planted azaleas outside front + more grass plugs where sycamores were....
             (Oct) New light fittings in both bathrooms - much 'softer' light... Replaced tables in lounge with glass ones. At suggestion of a previous guest have added retractable washing line (in garage). A few additions to DVD library. Lots of painting (as usual). Lined garden bed outside dining room with stone & re-planted.

2013... ( May / June ) Had planned to be over in March... Forced to cancel as younger daughter contracted appendicitis 3 days before our flight :-(  !! So a late start... )
New gold comforter set in Master bedroom + bought matching curtains & valance - darkens the room nicely !  Privacy glass in lower pane of Master bathroom + rod & curtains, new blind in Master loo. Replaced thermostat with internet accessible one - now easy to switch between heat & cool. More additions to DVDs. New pool toys. Replaced lampshades in hall & closets with white globes. Usual paint & polish !! Azalea by back fence snuffed it, so replaced with something leafy !!! Solar lights now along front path...

Unfortunately, we had to cancel our planned Autumn visit due to the death of my father...:-(

2014...( Mar / Apr ) We both retired in February so, for the first time, we have been able to stay for a month !!!
We've had the vinyl floors replaced with porcelain tile in both bathrooms, the hall & the kitchen. All basin taps have been replaced. New bedside cabinets & a chest of drawers in second & third bedrooms. Much quieter & more efficient 2 speed pool pump installed. A few new DVDs & pool toys, paint & polish as usual....

2015...(Jan / Feb ) Another months' stay !!! No real 'improvements' this time - mostly maintenance :-(
Replaced leaking waste disposal unit. New modem so that 'Phone, internet & T.V. now all from same supplier - supposedly "up to 50MbS" broadband - seeing 12Mbs but still much faster than previous 3MbS....Replaced palm (dead!!) in front lawn with triple pygmy date palm...Painted front outside of villa, Replaced
bed linens, updated DVDs with new releases, usual indoors paint 'n polish.... 

2016...(Nov / Dec ) Due to the loss of 2 family members over the last 20 months we have not been able to visit Florida & have had to rely on our management company for maintenance - they are pretty good - keep the place clean & tidy but do not 'upgrade' unnecessarily....
Plenty to do in consequence during a months stay !!! Completely refinished the pool deck, fitted colour-changing LED pool lighting, replaced the pool blanket & pool toys. New comforters in cream twin bedroom. New dishwasher. Tiled floor in utility room. Replaced failed PIR sensor in porch with microwave unit. Replaced PC, webcam & printer with Windows 10 upgrades. Fitted LED downlighters in kitchen - most lights now 'eco-friendly... Nice glass cordless tea kettle.  Usual paint, polish & updated DVDs. The Queen palm planted in 2011 appears (finally) to have taken & produced new growth

2017..(Nov / Dec ) Major upgrades this 5 week stay !!
Villa completely re-plumbed throughout - Was originally built with polybutelene pipework which deteriorates over time due to small amounts of chlorine in the water & can fail without warning - we've never had a leak but better safe than sorry.... New pipework slightly bigger bore so higher flow-rates !!  New Moen shower heads - nicer shower..... New bathmats...
Replaced disappointing leather settee & loveseat in family room with (hopefully !) very much better quality items...Icemaker in 'fridge failed so new side-by-side 'fridge with ice & water in door. Replaced old coil-top range with new smooth - top one. Fitted ceiling fans with lights in 2 twin bedrooms, replaced ceiling fan in family room... 
New 40" TV in master bedroom, new 24" TV in 'cream' twin bedroom. Moved 19" TV to wall - mount in 'blue' bedroom - all TVs now wide-screen HD... Renewed linens, a few new DVDs, usual paint & polish.

2018..(Sept / Oct) 5 week stay (again) - scheduled as mainly r 'n r this time !!
Earlier visit in year this time - TUI now fly Dreamliner direct from Bristol to Sanford but only 'till late October...
Things never pan out as planned !!! Arrived to find A/C not working - had failed 2 days before arrival - own fault as can / do usually monitor performance from U.K. when guests in, but no-one 'in residence' for week before - fixed with new fan motor...
Mostly replacement of worn / outdated bits 'n pieces... New pool banket & LED coloured lamp. Had pool furniture re-stuffed - now a bit softer !  Pressure washed outside front & back. 2 x new queen sheet sets, 4 x twin sheet sets. Replaced 'phone in kitchen. Replaced vertical blinds in family room. New thermometer outside under lanai - same as old one which was yellowed with age but still working :-). A few new lampshades & a table lamp. New toaster. Updated modem/router - timed internet now in excess of 130mb/sec !! Have re-finished dining table with Danish oil - may resist heat rings a bit better ???  New stroller (pushchair) to replace broken one & then repaired the 'old' one - so now have 3 to choose from !!!  Had carpets steam-cleaned.  Usual update of DVDs / paintwork & etc...

Now on to our stay in your villa. I speak for all of us when I say we had a fantastic time in your home. The extended pool area was brilliant and we enjoyed many an afternoon having a BBQ and relaxing. Everything we needed was in your home and there is nothing that I can think of that we could fault with your home. The internet connection is another great idea as it meant we could keep in touch with people back home as well as the safe.


Well just a quick note to Thank you for the use of your brilliant villa. We had a fantastic time and really enjoyed your home. The way you were able to get the pool heating fixed so quick really made our second week as even the two wimps in the family were able to enjoy it :-) The worst bit is now the traveling home as we have to fly to Manchester then a 4 hour wait till our flight to Dublin and then a 2 hour car journey :-( I should have booked another day in your villa so we could have relaxed before our flights, we will know the next time.

Sorry about the delay in mailing you, we have had hectic time since we got back from America, and hence the delay in contacting you. We all had a great time, and would like to thank you for the use of your villa which we liked very much, had everything we could have wished for, and surpassed our expectations. Thank you also for returning the deposit to us so promptly. If, or should I say when, we go back to Orlando we will most definitely be in touch with you again.
The instructions to the villa were first class, especially useful as our flight was delayed.
The other information was also very helpful.


Just a quick email to let you know how much we enjoyed your home. It was wonderful & we didn't want to leave. We usually visit Florida every other year and will certainly try to book with you again. We even have had a few people we know inquiring about how to rent your home. Thank you very much for the opportunity to rent such a great house!


Having spent two weeks in Martin & Sue's villa over Christmas I have to say what a fantastic time we had there. The villa is very big for a 3 bedroom and the extended pool area is superb. I would highly recommended this villa to anyone thinking of going. It is very clean ,bright and everything you need is provided for you. The location is also perfect. The service we had from Martin and Sue was first class. We had a problem with the pool heat and even though it was Christmas they had someone out to fix it within a day or two. And to round it all of we have received out security deposit back just 3 days after returning home. Once again thanks to Martin and Sue for the use of their beautiful home and for anyone thinking of going here then get it booked as you will not be disappointed.


Hi Martin & Sue, Many thanks for letting us stay in your Villa, it was fantastic, the changes you made for this year only made our stay even better. We will be coming back next August, when I have sorted out dates with my Daughter I will be in contact with you to hire your villa. Once again thanks.


I want to thank you for the wonderful time we had at your vacation home. The weather was great, the pool was great and we just thoroughly relaxed. 
All of your short cuts and driving tips were very helpful. Thank you for taking so much time with those. We have been telling everyone in Michigan (lots of snow, single digits temperatures) how great your house is, too.
You have a wonderful, comfortable home and we truly enjoyed ourselves. I hope we will be able to come back sometime soon.


We have enjoyed our stay (as we always do) but we would like to mention some plus points regarding your villa that would tempt us back (if we can ever afford it again).
First the south facing pool area allows us to enjoy the early morning and late evening sun which for us UK folk is more bearable than the mid day sun.  The pool size and shape is good (had 30 foot long NARROW pools before) and the size of the decking area is great.  The privacy is also a bonus.
Second the internet access is a first for us and being able to check opening times, routes etc etc is great along with the ability to e-mail friends and family and of course yourselves should any problems occur.
Third the safe because I hate travelers cheques and using credit cards abroad - much prefer cash.  Previous safes have had access codes known by others e.g. the management company so the facility to program your own numeric code is good (that is of course assuming you are the only person that would be able to override the code should we have forgotten it??). So thanks very much for the use of your villa - we'll start saving up as soon as we get home!!!. Cheers.


Thank you for the use of your Villa just last week, seems a life time ago when it is 4 degrees outside. We have been to Florida 7 times and always stay at Lindfields I would like to say out of all the villas we have stayed in yours is the only one I would go back to time and time again.  The pool area is fantastic for relaxing and enjoying the hot Florida sun. So hopefully all being well we might see you next year. Thanks once again.


Thanks very much for another wonderful vacation. The house and pool were just wonderful our girls had a fabulous time in your pool. Our little one went from clinging nervously to me to jumping off the side in her armbands in the course of 3 days and the older one is very close to swimming by herself (she just turned 4 so we are pretty proud of that!) ~ The house looked very clean and freshly painted and we loved the television and new sofas.~ Thank you once again for a really great holiday. We hope to be back next year.


Hello Martin and Sue,    I'd like to thank you for the wonderful stay we had at your home.  Everything we needed and more was in the home.  The information you provided us was beyond helpful! From directions to the nearest pharmacy to the alarm system tips.  There is nothing I can think of that will improve your home. Its amazing!!!!!!  We took tons of pictures and I'm so excited to share them with my family, friends and coworkers! The pool was so much fun! My two boys wanted to skip the theme parks and swim in the pool instead! They had a blast. The home was very easy to get to and  from all the attractions and stores.  The house was very clean and organized. Naomi at Excel management was prompt and kind. I had no problems at all. Thank you for making our vacation one to remember forever!. We hope to visit again in the winter.

Hi Martin and Sue, We had a fantastic time thanks. Could have done with at least another week as always!
Villa was perfect and in a great location. We enjoyed most evenings sitting round the pool just chilling with glass of beer/wine or two. Villa was very guest friendly however we felt it was a bit under used as it was only us two there. It certainly made a change from our normal big family visits.
Would certainly recommend to others and consider again if we come out on our own or with a small group.
